This is the secret that free online templates don't tell you: signing the contract is not enough.

If you need your rental agreement for official government purposes, such as applying for a residence permit (Pink Slip or Yellow Slip) or opening a local bank account, the Cypriot government requires the document to be officially “stamped” by the Cypriot tax authorities.

This tax stamp proves that the contract has been legally registered and that the tax due has been paid.

The problem: getting a contract stamped requires calculating the exact tax based on the total rental value, making an appointment, and standing in line at the local tax office (thus often dealing with Greek bureaucracy). If you appear at the immigration office with an unstamped contract, you risk having your application delayed or, worse, rejected — particularly for non-EU citizens (Pink Slip), stamping is a strict requirement; for EU citizens (Yellow Slip), it is strongly recommended.

Terminating a rental agreement in Cyprus: what are the rules?

Life is full of surprises; sometimes you have to leave early. Breaking a rental contract in Cyprus is a common problem, but the rules depend entirely on what is stated in your contract.

Cypriot rental legislation offers tenants relatively little protection: there is no rent regulation, no central rent commission, and disputes are settled almost exclusively through the courts, which can take a long time – an additional reason to draft your contract as strongly as possible from the start.

If you break a standard one-year lease after six months without a valid termination clause, the landlord has the right to withhold your deposit to cover the lost rent.
